Building a bungalow and I'm told its "notifiable"

Hi, I'm building a small bunglow on my land and I'm told this is "notifiable" as we plan to sell it rather than live in it.

Therefore we need a CDM co-ordinator and there is a huge health and safety booklet that I have to seem to know and follow.

Is this really required or does anyone have experience of this area?

Any advise much appreciated.

Construction work is notifiable to the HSE if the construction phase is expected to last more than 30 days or 500 person days of construction work, which I assume yours would be.
 
Domestic work isn't notifiable but you may be getting caught out because you intend to sell.

If I planned to live there then it wouldn't be notifiable, then once built if I decided I didn't want to move in and sell it then it's all done?
