Knock through wall and remove chinmey breasts

We are looking at knocking through a wall (probably load bearing) to create a larger open space. The gap will be about 10ft. Presumably we would need an RSJ installed etc.

Also want to remove chimney breasts from downstairs room and directly above in a bedroom.

Can anyone advise on the likely costs for building works, regulations (if required), and making good (plastering etc) ready for new floor and painting?

I think deffo the latter if the upstairs breast is coming out as well - AIUI you can get problems supporting the stack when that's done.

If it's a party wall you need to know if next door have already removed theirs - again I believe that you can have problems if you end up with no breasts either side. (Ooh-err missus)
