HI. I need to replace exterior decayed shiplap approx 7 x 2 mt.
Do I need Building control or fensa, for upvc cladding/ soffit & facia replacement ?
I'm sure I read somewhere that it does require b.c. Was I dreaming ?
Hope I was

Cheers
John

There are some circumstances where the Building Regs control external cladding, generally that would be where the clad wall is adjacent to the boundary of your property and is to prevent rapid propagation of fire and fire spread across the face of the cladding, if next door goes up in smoke. I would suspect though if you've already got timber cladding you should be ok.
There are no such requirements in respect of fascias and soffits. You should of course maintain any ventilation provisions in the soffits to the roof areas.
