"ok" Seems to be a concensus on that boiler, but with gas prices what they are, why on earth not go for a condenser??

Why is this fellow even considering a non condensing boiler when they are required under the building regulations.

I have been told that you have to have at least 1 metre run for the drain.
Where the boiler would be mounted the vent is above a extension roof.
Can I let the drain run into the rhone of the roof or does it have to be run into a drain???
I live in Scotland so I think the regs might be different

eh?
There are requirements about the condensate pipe but in principle it can go to the roof gutter if the external pipe is less than 3 metres.

The regs are different for you in Scotland but two point need to be raised.

Why a Baxi 105e?

Why a non condensing boiler when a condeser will save you considerable amounts of money, especially as Gas prices are set to be 40% higher this time next year?

I dont have a drain and i think my roof guttering runs to a soakaway
How much water does the boiler give out and running it to a soakaway ok???
