Felting a new roof costs?

The plan below shows the roof area of my new extension (approx. 27 metres square). All dimensions are in metres. All construction work is finished & I now need it felting. I have had a quote from someone who was going to apply four layers of torch-on (3 plus 1 mineral) and he gave me a price of £900.

To me, this seemed steep as I paid £350 to have my double garage done eight years ago.

Can anyone advise on what I should expect to pay for this?

£900 seems about right to me for a torch-on system.

Never look to do a roof on the cheap, remember it is one of the most important parts of your building.
 
Things have gone up quite a bit from eight years ago. And its not just a rectangular shape either

Thanks, I'm going to get a few quotes for EPDM as well. Looking at this stuff it seems to have quite a few benefits over torch-on.

some materials in the building trade are increasing on a weekly basis. :eek:
 
Please, don't spoil my illusion. Its still 1999 in my dream world! You'll be telling me petrol is approaching £3 a gallon next!! :LOL:
 
£900 is about right. Materials have increased over the years and so has Insurance costs!!!
Check he's covered...
 
Why go for a four layer system ? Most roofers use the three layer system .

And using this system you would expect a 10 year guarantee.

First 3B tack on under layer
second layer 2mm torch on under layer, Finished with a 4mm torch on mineral cap sheet.

The EPDM system can be quite expensive. Personally I think its over rated. But each to there own.

Not that much more than quoted in the first post really, about £1200 and available with at least 15 year insurance backed guarantee
 
Id go for the single Ply route my self.built up felt roofing is old hat now.never rated torch on.seen loads of jobs where it not stuck properly.maily seams and flashings.hot stuff is the best method for felt roofs..
 
hi gary why not try grp heard some good stuff on that
 
My concern with GRP is that if there is any air trapped in the layers, this can expand on a hot day & break through, causing a potential leak. I think I'm going to go the EPDM route as it seems by far the most robust.
 
try polyroof they supposed to be the best in the market
