What type of boiler is it a combi does it have a pre-heat facility how far is tap from boiler (or cylinder) is hot tap a monobloc type
The simple answer is that there is a lot of pipe, full of cold water, which has to come out of your tap before the hot water from the tank or combi boiler reaches your sink.
But you probably knew that anyway!
