In my flat all ceilings are artexed,apart from the bathroom ceiling,all are in good condition.Painting them isnt to bad,as the artex isnt too deep. :)

Think you've mentioned all that can be done.Tiling over is the cheapest way. We re did our bathroom which was double tiled.Taking all the tiles off was messy,and a lot of holes needed filled,we then had the whole bathroom plastered and tiled.So if you want to start from scratch,be prepared!!

No jet wash,but have a steam cleaner and was planning on giving that a bash. Put some diluted bleach on the bottom half of the stain and it seems to be shifting some of the muck.Im looking to move this year,so need it cleared before it goes on the market.

The leak has been fixed,and the type of outside walls in our estate all have broken shells as a coating.so brushing of any sort is out,as the bits will come off. :?
