Hi All

The picture below is what we saw after we took our the existing laminate flooring, looks like damp issues as a result of faulty doors leading to the garden, the door is bad and very weak.

We had a gar engineer and builder check it out and they said that it could not have been the radiator pipework leaking. So the final conclusion was that due to the bad door leading to the garden, the surveyor did mention this in his report. There was talk about damp issues which is evident when the door is looked at.

Now new joists will be added to the existing one to support it, are there any precautions that we need to be aware of. I was thinking of spraying the wood with antifungal, anti dry rot treatment etc.

New timber should come pre pressure treated, cut ends should be re-treated.

Though it should be noted treatment does not stop decay, it only slows it, to stop it you need to ensure the leak is fixed, and if relevant there is enough underfloor ventilation.

Thanks for the response, would you still recomend spraying the timber in the house. Especially in the case of the wood which supports the roof, had a leak before which was fixed however there was water ingress for some time and the wood still looks good.

In a case like this, is it worth spraying it just to preserve it better since its not going to be changed.
