Many thanks for all who replied.

I am going to have to leave it until after Christmas to solve the problem as we are away for the festivities tomorrow. I will try the valve replacement first as suggested by namsag as it seems to follow our experience. The hot water is also running V hot regardless of boiler setting or stat on h/w cylinder. I was not aware of this prior to first posting...perhaps i should wash up a bit more often..

i agree with namsag but if the boiler is kettling try redusing the gas pressure to minimum
