Best way to clean wetherby render?

Hello,
I've got a patch of render underneath the bedroom window bay, that is looking discoloured like a darker shadow on the render. Everytime there is a downpour, this area of the render always takes a hammering from the rain. Can anyone advise on the best way to clean this type of render. At the moment its starting to look like a shadow on the render, I've read that a very mild diluted brick acid can clean patches like this, but obviously looking for the best advice on how to tidy it up , without causing any discolouration. The Wetherby render has been up now for 7 years and this is the first real issue that we have had.

The house is goin up for sale shortly, so would like to get this cleaned up before it goes on the market.
