my biasi is alway,s loseing pressure there are no leek,s in pipework or radiators totaly bamboozled. thank,s

have you loooked at the pressure release valve vent outside?

If thats not leaking then call a gas registered engineer.

couple of drops pressurized, ev, seems ok, no pr/drop over 5hrs, before it was less than 30min,s will check in morning, thank,s

It sounds as if you have recharged the Expansion vessel.

That has to be done according to some special rules to about 0.9 Bar and then the system to 1.5 Bar.

Unless you did exactly that WITH SYSTEM PRESSURE AT ZERO then repeat it correctly and it will probably solve the problem.

I had my BIASI combi installed last year October 2008 and it worked perfectly. After a year, the pressure started to drop to 0 bar and had been advised by CORGI Engineer to re-pressurised so I did and according to him, it is normal after a year. However, I had re-pressurised our boiler for 10x now for the past three weeks due to frequent pressure drops-on average every two days. I have asked another CORGI engineer for a specialist advice and told me to check for any leaks. I had checked all my radiators, piping and outlet for any leaks or discharge and even the ceilings for any presence of leaks, but found nothing. Phoned BIASI technical support, but said that they are only liable if the boiler has leak outside. To ensure, I put an empty transparent plastic to check for any discharge, but remained empty for a week now.

Now, I don't know what to do and where to seek advice. CORGI engineers couldn't suggest no more. Do I need to call for gas engineer for this kind of problem. Warranty of BIASI is only for 1 year unfortunately.

Any advise is mostly welcome. Thank you.

was it leaking before or after the boiler was serviced in October `09?
 
Have you checked the auto airvent situated on pump inside the boiler???

Hi Glasgowgas, the pressure dropped already even before our boiler was serviced in October 2009. The Corgi Engr couldn't identify the cause of this problem because according to the tests he conducted, all parameters were very good especially the flue gas CO output = 0.003 ppm. He is suggesting that the system should be powerflushed and feed with 'liquid sealant' which I don't understand for I am not a technical person for boilers. He said he is not sure but it might rectify the problem and could be 75% successful - quoting me for £300 for all of these jobs. Do you think it is a reasonable price considering I only have 7 old radiators? And also are all of these jobs necessary?

Hi Transam, do you know where can I locate the auto airvent on the pump? Can I just possibly do the adjustment myself? I don't even know how to adjust it. May I know what is the function of auto airvent?

300 for power flush is quite resonalbe
but goto all rad valve`s with a bit tissue paper and wipe the nut with it and if damp then nip it up using one spanner for nut and one to hold the valve in place
 
an auto air vent lets air out automatically , via a float operated design , I assume you have the sedbuck B rated biasi ? the air vent is situated on the pump to the right hand side ( bottom) behind the front cover , 3 screws on top of boiler , it will probably have a red cap on it , to close it if it leaks push it down , DO NOT, attempt to unsrew it or remove the retaining clip. I ssume the A rated biasi has the sme set up . leak sealer I have used this on biasi boilers before and it was a success , but be aware it can under certain circumstances block heat excs' which recently occured to me with another make , do as previos posting check all your rad valves !! generally if an auto air vent is leaking you would notice water under boiler? maybe ?
 
Hi Transam, can i ask if you service or fix boilers? If I won't be able to fix my boiler, can i possibly call you and i will just pay you. If that is ok with you. I'm situated in East London by the A13. Your help is highly appreciated.
