Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

That's the subfloor not the laminate. We'd already taken a layer of laminate off. The floor is made up of tile, 18mm wooden sub floor and then laminate.
Just goes to show that the hard and most expensive way is often the best or only way to find and fix a problem, no matter how unpalatable it may be.

Glad you've found your leak before the damage was any worse.

When pipework's buried in walls with no protection it's only a matter of time before the joints fail or the brickwork wears through the copper with thermal expansion movement.
 
I think I could have used "my" specialist detection equipment to source that leak.... My nose! ;)

You had a leak, you called a leak detection company, they couldn't find the leak. Refund please!

Especially when you had a leak that someone else found.

That type of leak is what thermal imaging is designed to show up, when under a floor if well insulated it wont show anything,but in your case the camera would have shown a shadow where the plasterboard and skirting were damp, maybe not to feel but it would have shown up
