bolier squeaking

my boiler make a noisy squeaky sound when i put the hot water tap on. my hotwater tap is not very hot at all.
its a combi boiler the heating fine.
also up in the bathroom the tap has starting making a ringing sound it only stops when i run the cold water tap for a while. but starts again later. keeping me awake of anight keep ringing.
please help
