Building Regs: what is the completion visit for?

Hi all

We've finished a single-storey kitchen extension, including installing an RSJ for a new opening to the rear wall. We're now ready for the completion visit from the Council as all previous inquiries, inspections and calcs are confirmed ok!

However the builder has plasterboarded and skimmed everything now, plus kitchen units and laminate flooring are all in: I'm a bit concerned that any 'exploration' by the inspector may be a big headache.

What do they actually need to check at the Completion inspection, and do they want things opened up?

"...During a completion inspection, our surveyor will check important elements such as fire precautionary measures and systems, ventilation, roof voids, drains and plumbing tests. A final visual inspection of all the completed works often results in items that require the attention of the builder, and, if he has left the site, it may be more difficult or inconvenient to arrange for the works to be corrected.


Completion Certificates are now regarded as valuable documentary evidence, ensuring that the works satisfied the requirements of the Building Regulations at the time of the completion inspection. A Completion Certificate may be required when selling a property or raising finance, therefore it should be kept in a safe place.


Providing that each stage of inspection has been notified to the Council, and the Building Control Surveyor is satisfied that the work complies with the Building Regulations, a "Completion Certificate" will be issued."

They've made a couple of visits along the way though presumably? To inspect the foundations, beam installation etc?

Yes they've been on-site several times and been sent pics in lieu of being there for certain works. They have no further queries as all have been answered (foundations, insulation, RSJ, etc) - so I'm wondering what else they will want to check on the final visit!
