Chimney Repoint or Rebuild?

When was the last time you saw one collapse?

1. Given that the rendering looks ok in the dubious pics, then, unless the stacks are leaning, or degraded where we cannot see, why would they require rebuilding?

2. Some roofers, and builders, nowadays take photos of record on roofing jobs, and typically supply the householder with copies - before and after.

3. If the stacks are shot, then all new brickwork will be req'd.

4. Suggest that you do some research on here ref stacks and flues.

5. Your quotes are not "reasonable" - the work cannot be done properly for such prices.

I thought the rebuild price was OK. but the rendering one a bit low :confused: Both need scaffold . Keep us informed if anyone comes back with more prices - and beware the Kent Travellers :mrgreen:
 
An EE will do it off a ladder at half that price. ;)
 
We wouldn't do it for either of those prices:

1.Scaff, or most likely, a tower req'd.

2. Roof scaffold req'd. Those stacks could easily be 6ft high, and it's just not done scrambling on the tiles.

3. New brick req'd for two stacks.
4 x Terminals?

4. Possible replacement, and working of new lead.

5. Two workers at a min.
A mixer and a skip.
A pole ladder?

7. Unknown's such as flue collapse and roofing faults revealed.

8. Given that there is access and parking and no further unknown issues.

Perhaps you would take us through how you'd do the job - starting with a
£500 Lab.& Mats. & Eqpt to demolish and re-build a chimney stack?

It doesn't need doing. Haven't you wised up to surveyors fleshing out reports to make themselves look useful? How he knows the flaunching needs doing is a complete mystery.
