Cost of Building work?

Hello, we are looking to purchase a house and would like to know a “ballpark” figure for extending. It is a 3 bed Janes built semi with downstairs bathroom. We would like to relocate the bathroom to bedroom three, knock the kitchen through to into the space made vacant by the bathroom, do a 2 story side extension (22ft v 9ft) to create a front door, hallway, downstairs loo and office/guest room on the lower floor and a master bedroom with en suite on the first floor. Finally a pitched roof with 2 skylights single extension across the rear to create a 22ft x 9ft dining room that the kitchen opens on to. There is currently a small half brick built conservatory off the kitchen to be removed also. I appreciate any sort of price quoted for this would be a very rough guide but we would be grateful to get an idea of what it would take.

Thanks for that, sorry for the delay been busy sorting out the purchase. is that figure for the base build or would it likley include plastered walls, electrics, windows and doors?

just trying to create a rough budget. Move in next week and will get drawing done shortly so will have a better idea.
