Hello

I have found a crack near the window.

Can you please see the pictures and advise if this is an structural issue or just a simple fix ?
House is terraced and probably around 100 years old.

Any questions, let me know.

Thanks

Is that a bay window?

pictures from further back are better - to put it into context and external

if it’s just the internal skin it’s not serious - if it’s a bay, well they often move a bit.

Thanks everyone. I am uploading few more images / videos.
This is on the first floor. There is a crack on the left side of the window as well. Externally atleast i can't see any cracks. And there are no cracks that is visible on the ground floor as well.

Thanks

I wouldn't be overly concerned. It does however look like someone has patched in with cement at some point.

Does the plaster sound hollow in places when you tap it? Small sections of blown plaster can he locked in to place by brushing in PVA. I then gun in some Toupret Fibacryl. Scrape away the excess before it cures, let it shrink back and then overfill with something like Toupret TX110.

I bet the wall dropped a bit when the original timber window was replaced by upvc or aly -cant tell from pic.

I wonder if the ground floor bay doesnt have proper bay poles or was put in and the wall wasnt properly packed up.

Its not a structural issue, well not of the house only the bay -at worst at some point the bit of wall between the bays might need replacing -or strapping to hold it.

its a pretty common issue really and nothing to be very worried about

Just curious - Did you see all the images ? the crack is visible on both the sides(left and right) of the window. Also the wall paper has come out from the bottom which indicates that there may be some kind of moisture ? We do clean up moulds from there once or twice a year during winters. We had thick curtains running from top until the bottom though. And We haven't seen any water leakages. But the wall paper has come out outwards which kind of tells me moisure seepage.

Long term, the bay windows need replacing, incorporating structural bay posts (which have wind up jack's to tighten up against the masonry). Personally, I'd treat it as a project to improve the entire facade - new windows, EWI and fresh render - possibly removing the masonry between the bays and replacing with lighter materials.

Thanks. How much is it likely to cost ? Any thoughts ?

I am not into buildings and stuff. I need someone to look into this and tell me what work is required and how much it will cost.

Not sure whom i should reach out to ? Ideally i would like someone who is specialised in these kind of jobs to come in and provide a free no obligation quote in London ? Any thoughts ?

Your pics show a small amount of cracks - they also show a certain small amount of water penetration, & previous patch plaster repairs.
There are a few other minor repairs such as a cracked concrete window sill, & rainwater goods that seem to need sorting out.
The bay & the rendered facade are well shopworn as you would expect for its age - it is what it is.
I dont see signs of failing Pvc window frames - the frames sag a little & look old.
Neither do i see failing brickwork?

Are a potential buyer, & if what you report is all that's "wrong" with the place then its not a deal breaker.

A general builder could do the work but if you are a buyer then you need a proper RICS survey for the house, & not be doing just this or that.
Please dont be getting a trades person in to quote unless you own the place and have money to pay for repairs. I'd be surprised if you'll get anyone in London at the moment.

Thank you.... Really helpful

I got someone to look into this for a quote. He didn't even have a closer look on the internal wall.

This is what he advised should be done on the internal wall - HeliFix Crack Stitching Kit Grout 1.04m x 300mm. Also advised external wall should be rendered again.
