Hi all,
I am building a Dormer extension at the moment and I have one simple question.

Can I build the front of the dormer directly off the outer course of bricks? The existing wall plate is obviously sat on the inner course as normal, but the lintels on the inner course are timber and they are stone on the outer course therefore would be stronger.
I can't see any reason this would cause a problem but thought I would get the hive mind input...
Thanks

I should state, the dormer will be a clad timber construction and the wall is a 9" brick wall, no cavity.

You can. You may need a deeper timber to spread the load and a sole plate - eg a 4x1 flat and 2x 4x2 or 6x2 on end.

Be mindful of the distance to eaves criteria if the work is permitted development.

But your designer should be designing and advising.

What makes you think a stone lintel will be stronger or more suitable than a timber lintel? If neither were adequate, the timber lintel would be easier to replace.
