not sure if anyone can help on this,
I live is a semi detached house with a garage on the side.
I recently had the builder block off the garage door from the inside.

I had a planning officer turn up on the door step wanting to see my garage.
So i took him in through the door at the back. he asked why is the door blocked and i said because i use this as storage and i have no car.

He suggested i put an application for change of use. or i'll have to take the wall down.
Also my property has pd rights removed.
Does anyone know what i can do.

If the p.d. rights have been removed, you would need planning permission to convert the garage to some other use.

Three possible options;

1. do as he says and take the wall down;

2. apply for planning permission to retain the wall/use.

3. do nothing, wait for an enforcement notice to be served, and appeal it.

Option two would almost certainly be a waste of time and money getting drawings done as it will likely be refused.

Option three is more drawn out but still likely to result in a dismissal unless you can make a very good case for retaining the change of use.

Because i don't have to pay fee's for any application. do you think
its worth putting in an application for retaining the wall. when the officer came to look he could see i was using this as storage.
I was told if you have pd rights removed then you don't have to pay.
and i could do the drawing myself and submit an application.
What do you think?
 
No, you don't pay a fee, and if you do the drawing yourself, all you've spent is your time; but IMO it will only put off the fateful day by 6-8 weeks.

But tony i don't understand why I'm not allowed to block my garage door from the inside. I don't have car. and they have seen i only use this for
Household storage. I don't even have lights in there. and its obvious i don't
use this as a habitable room.
Is there nothing i can do? apart from putting an application in
 
The main purpose of the withdrawal of pd rights will have been to reduce on-street parking, by ensuring that each house has a minimum number of parking places (usually two).

Blocking up your garage goes against that policy, hence the complaint.

What you are using it for is irrelevant - it's the fact that it's not available for parking a car.

Just to give you abit more info, I live on a street where my house is the only house that has a garage and off street parking.
I live on a street where its all terrace house and everyone parks on the
street.
my house was built on a small piece of land end of the street. but like i said i have no car and i still have off street parking.

I have one garage space and one space outside the garage.

but now that the garage is blocked off, i just have one off street parking.

do you think i should just take the wall down inside or put up a fight, if so how?
 
Dressy unfortunately any fit anymore cars.

Is there any regulations that there have to be 2 parking

Now they are making office building into flats, but they don't have
To have any parking spaces. So why one rule for me and another
For the new developments.
If they can make new regulations for the change of use from
Offices to flats why can't my ruling be updated
