do you mean the pipe that is bent over the top of the F&E tank? Thats the vent.

What colour is the water in the F&E? does it have a layer of mud in the bottom?

how deep is the water in the F&E?

How high above it is the top of the bend in the vent pipe?

how long has this been going on?

how old is the system?

do you know when (if) a cleaning or inhibiting chemical was last added?

do you know where the drain cock is?

The pump has a black box on the side, where the cable goes in. On it is a speed control knob (often grey). What speed is it on now? turn it down. Does that help?

Are all the radiators adequately hot over their entire surface, including the top and bottom rails?

Is the F&E tank overflowing?

When the new boiler was fitted, was the system powerflushed or chemically cleaned? If neither, what do you know about the qualifications and experience of the installer?

so the F&E tank is overflowing, and water is coming out of the vent, even when you turn the pump speed down, and the installer did not clean the system before fitting the new boiler.

tie up the ball valve to make sure no water is going into the F&E through the valve.

just to check, the depth of water in the F&E is six inches. Does this come up to the overflow in the F&E, and pour out of the overflow pipe outside the house?

The drain cock will be somewhere on the ground floor, possibly next to or under a radiator, and hopefully near an external door so you can put a hosepipe on it to drain the system.

is two months the age of the entire system, or just the boiler?
