I would like to consider the implications of extending the front porch, it currrently stands proud of the house by 1065mm, the door is to the front of the property(Therefore front of the porch), the roof line is approx 2625mm high. roof is tile.
I would like to draw it out a further 500-600mm this would allow me to move the door to the side and brick up the existing front leaving a window only. Am I correct in thinking that I would need:
1. Building Regs
2. Planning Permission
3. The exisitng roof replaced to allow for the correct 30degree pitch or am I allowed to extend the existing roof timbers to give a lower roof line to the front, if so what is the best method to extend timbers?
If I was to have a builder in what sort of cost, as a ball part figure, would I be looking at??
Is it necessary to go to the extent of having architects in to do drawings?
