Extension over existing manhole

Good afternoon.

Looking at my options to altering a proposed rear & side extension.
I want to increase the side extension to the rear to form a modified wrap around build.

The constraint is the position of the existing manhole which serves my own property + the 2 adjacent neighbors.

I would like some advice before spending further time and effort flogging a dead horse.

I will clearly need a build over agreement through a full application.

It appears that I could potentially build over the shared manhole providing an inspection chamber is installed via a y-junction - Technical guidance note 5.3/04 diagram 6.

Is my interpretation of the standard correct?
Are there any other requirements that need to be considered.

I have tried to approach the utilities company for some pre-application advice - computer says no.

Note: re-routing both neighbors foul is out the question at this stage.

As always with these situations, the issue is not b/regs - which is relatively straight-forward, but getting the permission of the water authority.
Internal manholes are invariably not permitted by the authorities, despite being acceptable in terms of building regulations.

The water authorities are not there for advice, and their principal objective is protection of their network. They publish guidance as to their specific requirements and you need to design something that meets them.

As per Woods, seek advice from the water company.

As a rule, any sewer pipes require 150mm protection as they pass through foundations.









Or if you can, move the IC out of the building footprint....

The question does not related to the foul run protection when passing through a foundation. The 300mm exclusion zone with lintel bridging detail is fairly standard and covered within the NHBC standards.

The question really related to the interpretation of the guidance documents available and the possible solution to the problem which will meet the water utilities requirements. I have proposed an inspection chamber connected via a y-junction in the attached image to the original post.
 
As mentioned already, look at the guidance your water company uses and it's unlikely an internal manhole will be permitted.
