Hi all
On my new detached garage built 4wks ago. Roof is fiberglass layed on 20mm plywood. Roof size 5m X 3m with approx 60mm slope along the length.
One layer of fiberglass was layed. I notices leaks after first fall of rain and made the roofer aware. I suggest second layer of fiber glass be layed 90 deg's to the first. This was done. I am most disppointed with the result. After the last rain fall from the inside you can see all the plywood is saturated with water.
Any advice on what need's to be done to rectify the roof would be most welcome.
Thanks

Fibreglass is a good waterproofer if laid properly, just done my own roof and I run my own small fibreglass co doing mainly Koi ponds.

If it leaked then not enough resin was used, it has to be well soaked and using a paddle roller to work the resin in. Pin holes let water in, pin holes appear if there isnt enough resin used or the matting wasnt soaked through enough.

Was it plyboard you used or OSB board?

Plyboard isnt the right material for fibreglassing, OSB is the correct material. There are glues in the ply that sometimes dont like being glassed to and it can lift.

But even saying that, if applied properly with enough resin, even if the whole lot lifted you'd still have a waterproof layer.

If now the second layer has been applied with enough resin, perhaps it is now sealed and what you are seeing is the water which was in the ply just coming right through???

A complete new roof including new boards, insulation, rubber and trims works out about £65 per square metre.

We dont know what boards you have had fitted or how badly damaged they are due to the leak.
We use osb3 boards as the glues take better than ply.

Its always better to give accurate prices after a site visit, every roof is different, ie is there any tiled roofs running onto the flat roof, upstands, parapets, internal gutters, roof lights etc.

There are many kinds of roof but the point here is you have to keep the maintenance of it.For you own good if you have time try to inspect your roof if its in good condition but if you have leaking roof try to fix or install a new one.

We had a garage conversion in 2012 that had fibreglass roof done at the time. It had not been used as room/not heated.
It is plywood WBP, insulation under.
We used the room as storage and lots of things inside - probably that is why did not notice earlier.
Two weeks ago cleared to room to continue work there and noticed water dripping at two separate places.
Removed the insulation for better look - leaks, mould forming. At first I thought must be condensation but on closer inspection the mould starts where roofers nails have gone through plywood.
Also right at end of roof where the fascia is and there is the best ventilation.
Where joints are.
Contacted the roofer - hard to respond. He has not bothered to come yet. He s trying to convince me over the phone that it is condensation although there is a definite leak on two places.
Really confused here, how to repair?
Any advice?

What kind of warranty period did he give?
If 12 months then its out of time. However, I would expect if the roof was part of a full conversion job then it should be warranted for a couple of years at least. Check your paperwork for guarantee periods as different things may have different times on them.

You may consider getting a flat roof specialist in to give you a report on the construction and weatherproof capabilities of the present roof.

Dear Conny, thank you for reply. He advertises 50years warranty on website. We never got any contract.
However the idea of specialist inspecting the roof is brilliant. Any suggestions how to find one? Never really came across this kind of problem before.

Unfortunately without any paperwork you will find it very difficult to get re-dress.

Only thing I could think of would be yellow pages, (if it still exists lol), or have a look around to see if anyone in the area appears to have had some flat roof work done recently. It may be that you have passed someones house on the way to work or the pub and not really took any notice that they were having something done to theirs.
