How much does it cose to replace broken floorboards?

yt - lift a small section, take it to your local timber merchant and ask how much per metre. Measure how much needs to be replaced, that equals the cost of the materials. If you can weald a lever, a handsaw (or floorboard saw), a screwdriver and a hammer, then the labour cost is zero. Plain-edge boards are easier to lift than tongue & groove. If you don't fancy doing-it-yourself then expect to pay circa £160 per m2.

£160 might seem like a lot but I suppose pricing unseen work has its pit-falls; we operate an economy of scale structure - the more you want done the less per m2 it'll be (serious reductions!) 'cos we don't want to turn out for 1 m2. Here's a couple of examples of what we charge for work in London: taking up & replacing 8m x 4m room = £2000 for T&G softwood (£62 per m2); 5 m2 = £400+ (£80 per m2). Of course, if yt's job was 'in the sticks' it would be cheaper - no parking charges, no congestion charges, no 'sitting in traffic' surcharges, etc. We base all our pricing on Spon's Architects' & Builders' Price Book.

If there's only about 1 m2 to do then maybe it's a job for the local 'handyman' who'll get a fivers worth of the wild wood from a DIY shed, fix it with the wrong nails (cracking the plastered ceiling below), maybe all for £30.
