Help on regs please

Im renovating a house, hope it's not a silly question, is there a legal requirement to provide hot water? Asking about is there any regs for tenancy and also whether it would affect resale as not sure what I'll do yet.

I was going to strip the old immersion heater tank out, bath out, just put an electric shower in and use cold water at all the taps, maybe add a water boiler at kitchen sink for dishes if required (I use a kettle).

As i don't know what im doing yet would tenants be able to argue a need for hot water at bathroom sink? Its an old property with no mains gas or wet central heating, so thinking of not going the standard combi boiler route, but regs may well force my hands!! Any ideas? Cheers

Yes, agree with Ian, see building regulations part G - I suspect it won’t be the only document you need.

Ask yourself whether you'd be happy living in those conditions. Regs shouldn't come into it, some basic humanity should tell you that only providing cold water isn't right

Absolutely yes, I've been living like that for last 30+ years, I use electric shower for bathing, cold water at all taps for hand washing, and boil a kettle at kitchen sink for dishes with no issues, in fact I enjoy the simplicity of a system with little to go wrong, little expense to run, little maintenance and upkeep, its a very simple system and works well for me. I do totally understand that others (and regs) might require more than that though, hence the question

I am wondering what the best modern solutions are for heating and hot water. I suppose suitable options are condesning combi boiler, biomass, gshp, ashp?

You are letting the place out, pay to get it done properly you miserable git, you can live in whatever squalor you want that is your choice, but people paying you to live in that place deserve and by law are entiteld to a decent home, not the shoithole that you want to rent out

I'm wondering if the OP is asking this sort of question in relation to hot water provision, what other "economies" he's contemplating? ..... Absolute minimum Fire Regs perhaps? Minimum insulation - who needs a warm room when you can put another coat on ? Cleanliness - the mind boggles?

Got to admit if I was seriously considering the cold water option I'd keep it to myself and would be too ashamed to ask on a public forum.

You read about all sorts of oddballs doing strange things in the news every day and here's a bloke who, by the sound of it, would fit that description.

Where does it say I'm letting the place out? In the first paragraph I say Im not sure what I'll do yet.

Why do you think I'm a miserable git, I'm quite happy living moderately within my means.

Nobody is paying me to "live in that place".

I'm not trying to rent out a "shoithole", hence my question on what is expected standard with regards to if I were to rent out after undertaking any renovation. The whole point of this forum is surely to ask for advice and guidance is it not? Next time read more carefully before you go off on a rant and get off your high horse be11end.

In not so many words, it means it's an old property, built to old standards and while I might be happy putting up with idiosyncrasies and living a certain way, I am considering all options with regards to future renovations and wanting to ensure I'm fully compliant with current building regs and expected standards of living. I'm open minded about the end result, I might live there myself, might rent out, might sell on, but of course I'll get everything done by qualified tradespeople.

This was supposed to be a simple question to find out the regs, then work out my options so that I can be compliant with those regs. I didn't think I had to write an essay and explain my life history to not get abuse, a simple answer to my questions would have sufficed. Maybe it's my fault for not phrasing it properly, I'm clearly not wanting to have a property with no hot water, but wondering whether electric shower and water boiler in kitchen would comply for an off mains gas grid property.
