Insulating Metal roof

Hi,
I have a steel framed building with a metal profile roof, I want to insulate it and board over it to stop any condensation dripping. Want to use it as a games room, so it will have heating.
Its the usual industrial unit type of building.
I was thinking of sprayfoaming it but looking at the costs I thought about using something such as Celotex insulation boards, but the boards would end up havingabout a 3'' gap between them and the metal panel roof. Would this work ?. Or any other ideas ?.
