need some advice. ive just started doing landllord checks privately. wondering about what happens when i have AR something. if for example i come across a flue outlet which hasnt been bricked up/cemented around the flue i would AR . however to rectify im wondering if i should charge a full hours labour to come back and rectify or if any rectification work is included in the original landlords cert. had a prob with landlord when i ar his boiler and refused to pay unless i rectiftied it at no extra cost to him!!! just wondering what anyone else here thinks.

No pay no certificate. Leave warning notice with tenant, then they wont pay him either. ;)
 
do you issue certs to landlords once theyve paid? i take mostly cheques once ive posted out certs. i think i should be be saying to landlords job completed, please pay and then issue certs to landlords?
 
The landlords that I do work for are very good but they get the cert when I get the pay..

It is not your fault that his boiler was At Risk, you are merely telling him that it is so.. That is the purpose of the cert.. A bit like an MOT on a car, it is not the fault of the garage that your car is not roadworthy, they are merely telling you..

Fix it for free??? :eek: :eek: He'd be wearing his boiler

Landlord Certs can be problematic.

I have weeded out the bad land lords over a few years and now have only a few regulars that I have an understanding with.

In a chat over the phone i usually mention what action I will take if i find anything dodgy. This usually stops a few before i waste any time they seem shocked that I would actually fail an installation.

In fact i was very young when i first registered with Corgi (alias - The Dog) My local inspector advised me not to do certs - and noted it on my registration, giving the reasoning I would fail badly due to a lack of experience. Then i was a little put out, now I fully understand why.
 
You can always issue a Certificate! Its still a valid Certificate if it states that the boiler was turned off because its AR or ID.

Its a fact of life that you dont get paid if you dont issue a Certificate or have to turn it off. Landlords are paying for a kosher Cert. If you will not issue one then there are many others who will!

If this was in the CC where it should be then I would say how we always get paid!

Landlord certs and Homebuyers reports are a problem.

Both can decide not to pay if the result isn't to their liking. We had a person refuse to pay for a Homebuyers because, having read our report, they decided not to buy the property. That, to them, was a perfectly good reason not to pay us - incredible!

Solution is simple, you ask for payment before you hand over the CP12 (or Homebuyers). Won't be doing so many of the latter no doubt :LOL:
 
If you are invited to check gas appliances, do expect to be paid regardless of state of installation. It is a gas safety inspection. From there repairs follow on if required (which just add to the bill)
