Hi,

I have purchased a house with a separate parcel of land 20 meters from the property. The land is around 264 meters squared. Access to the land is via a small pathway but there is no road access. Sorry it is a bit unspecific but is there any way to get planning permission on a piece of land that has no direct road access?

So the boundary is not adjacent to a road? New dwellings usually require off road parking, check your Local Plan requirements for new dwellings but suspect it will be a highway to nowhere!

Hi,

There is a small pathway that leads to the front, farm field to the right and gardens to the left and rear.

Maybe the farmer would give you a right of access ...... Or one of the adjacent homeowners .....

If practicable that is.
