ok, so.....the walls are 100% definitely 110mm thick on each neighbours side.

Not sure what that means, we are surely talking about the party wall aren't we ?
How thick is the wall between your lounge and the neighbours, as Tony says not impossible that it is only 4"(there are some near us too), but would generally be unusual.
