I've got a rental house with three security doors that have Marks 90 mortise locks. I've recently taken the locks apart and greased them, and I've put graphite in the key cylinders.
However, the locks are sticking occasionally on all of the doors. The key simply won't move the deadbolt. You have to go inside through another door and open it using the thumbturn. My tenant recently told me the thumbturn on one of the doors has stuck. She hasn't tried to open it using the key from the outside.
Is it just time to replace the lock body? I'd rather not spend the $200 on all new locks, but I do need it to work consistently, don't want my tenants to continue having issues with them.
