I live in a 2 year old detached home (from new) and have had the builders/site agent/joiner round 8 times to sort what i thought was creaking floorboards in two bedrooms.
The problem is when walking around upstairs in the two bedrooms on the west facing side there are creaks and sometimes cracking sounds,but nothing i couldn't live with .
It's when I'm in either the lounge or dining room which is under these bedrooms. When either my wife or son or even the dog (who is a King Charles spaniel) are in these bedrooms walking. The noises coming from above are really loud .The noises are like loud cracking sounds, especially when the heatings on for some strange reason.
The joiner during his visits has on a conservative estimate put down around 200 screws in these bedrooms along the joist line but it was still as bad as ever.
Finally after 26 months of putting down half a ton of screws in the worst section of the my Bedroom, he along with the site agent decided cut a hatch to do some work and the cracking reduced by 10 fold in that area. Problem solved I thought,just the other offending areas to sort.
The builders are refusing to come back to fix all the offending areas as my 2 year remedial period is up.They've been sorting it for the past two years I cried and when they finally seem to be getting somewhere your not coming back. I had to give it a go myself once the area that was fixed began to creak more loudly. I lifted the hatch were the joiner had cut and looked to see what he'd done and I'd replicate it elsewhere. (he had put in 50mm noggins under the cut lines))
It looks like he's put in 8 wedges (two wedges had fallen out) between the joist end and the outer frame top and bottom of the west facing wall (I'm no expert at building terminology) as there are gaps there, maybe a 1/4 of an inch.There are no nails or screws holding the joist in position i could see from the bricked side,the wedges wouldn't have gone in otherwise.
I have a horrible feeling it's the same problem all along this wall.looks to me like the joists ends aren't nailed along this side of the house.
Anyone one out there got similar problems or had these problems and fixed it? Any suggestions on which circular saw I should get to cut the hatches if wedging is the only remedy.
