New development allowed distance?

hi, we live in a detached house 20yrs old backing onto old garden. Plans have been put in by a developer to build 4 houses and a bungalow. The bungalow is at an oblique angle to our extension meaning as our garden is narrow at that point the bungalow side and kitchen window is only 12ft ftom our ftont room patio doors. We do have a 6 ft fence between us at that point.. The bungalow floor level is 2ft higher than ours tho. Is there any planning rules as this seems very close?? But they have a clever consultant. Any help or advice ...

There are no fixed rules but your council may have adopted guidance. The assessment of impact upon neighbours is subjective. This is your chance to submit your concerns in writing to take part in the application process.
 
No statutory rules. There may be local rules and guidance and these will be outlined in the local plan or supplementary planning documents, which should be available on the local planning website. Note that planners have a habit of turning guidance into hard and fast rules so any mention of distances can be played upon. Things change for windows facing habitable rooms - normally 20 or 21 meters - but most LPAs would allow even those on the ground floor which can be screened by fences.
