Building Control charges based on cost of work
For proposed works not specified within table 1 or 2 the charge is based on the estimated cost of the work. Estimated cost refers to the
cost that a contractor would typically charge to carry out the work excluding architects fees and VAT. It is not a DIY cost. A breakdown of
the estimate may be required if the amount you suggest is considered unreasonable. Your application is not valid until the estimate has
been accepted.
The Plan charge or Building Notice Charge is payable when you make your application. For most Full Plans applications an inspection
charge is payable after the first inspection on site. We will send you an invoice for this after the first inspection. The total amount payable
for a Full Plans application is the same as the amount payable for a Building Notice.
If you are carrying out other work up to a cost of £10,000.00 at the same time as work in categories 3-6 in table 2, we allow a discount of
50% of the table 3 charge shown below. If you are in any doubt about the charge payable please contact us.
Electrical Work: The charge for an application for electrical work alone, which is carried out independently of any other Building
Regulation controlled work will be based on the estimated cost of that electrical work but is subject to a minimum charge of £186.45 plus
vat (£219.08 payable)
The second method is to apply to Building Control for Building Regulation
approval. This route is for work carried out by any other electrical installer. It
involves:

• Providing a third party Building Control Electrical certificate to the
authority, which certifies that the electrical work has been inspected
and tested by a competent electrician. This will usually require two
inspections, one before the cables are covered up and one when the
work is complete. Not all electrical contractors may provide this
service. They may want to see a wiring diagram or electrical
specification and they will make a charge for their services.
