Patch Repair Render

Thanks Vinn. Will check bottom of the down pipe too. The vertical line is the expansion joint in the extension. No damp around there. Checked the "how to" on render and it said I didn;t need to remove hollow sounding render as long as it is sound. That sound okay to you too or would you hack off anything that sound hollow?

Why not put a long thin drill bit about 125mm into the block that you can see behind the crack - this will confirm whether you do have a solid wall or, if you hit space, a cavity wall?
I wonder how the extension was tied-in to the original house?
Were the original house walls cavity walls?

A temporary measure would be to lightly clean out loose bits from the cracks and fill with a semi-dry sand and cement mix in the larger gaps (after prepping with polyurethane sealant) and filling the rest of the cracks with the same sealant.

What kind of paint has been used on the render? Only masonry paint should be used.
 
Thanks Vinn. Did a drill test at weekend. Walls are solid on extension and measured original walls too. That are only 22cm wide so solid.

Am I better to bite the bullet and hack off anything that sounds hollow?

No, fill the cracks and wait and see. Once you get into extensive patching you may as well replace all the render.
The thing is, you still dont know the cause.

Is the playroom photo, with the touching artwork, on the first or ground floor?

Dont be alarmed but commonly walls move due to settlement or thermal expansion. Its very common and no big deal but you dont yet know what the cause is.

Hi Vinn. Bottom of the down pipe is all clear. I was thinking about soemthing like Toupret Fibacryl for the cracks - link below. Does that sound okay? Was looking for something flexible.

I had a look online for polyeurathane sealants and couldn't really find anything. For bigger holes I was going to PVA the hole and use a sand and cement with a waterproofer mixed in.

Let me know if you had other products in mind - I had a good look but coudn't find anything readily accessible.
