Bit clueless on this.

We have a detached family farmhouse built on our farm.akthough only a small farm.

There is no agricultural tie on the house so it is more classed as a small holding.

My query is our house and all associated buildings are built on green belt but what would be the chances of building a small house fir my son adjacent yo the house, some form of log cabin or timber frame Eco home. On the grounds of it being a workers cottage.

Would there be no chance as it being green belt? Or a possibility with it being family related??

Local authorities have different polices on development within the Green Belt so you would have to look into your LPA's guidance. Some will allow new build development in exchange for demolishing existing buildings as a 'trade off'. Some will not allow any new build development. A possible option would be to look at development under Permitted Development. Look at seeking pre-application advice if your LPA offer it.

In my experience to justify a new build on agricultural land you have to demonstrate the the farm needs additional staff living on site to look after the livestock etc. I have used a specialist farm agent for this and it is very difficult to get through.

If you say the farm is more of a small holding I doubt you will be able to make the figures stack up.
