Morning all

Have a lean to roof over a GF garage + porch. I have recently noticed small cracks in approx 3-4 locations across the lead flashing (the length of flashing is approx 5.5m). The cracks are only a few mm in width and vary in length from 5-10cm to most of the downstand in some locations.

The roof is approx 25 yrs old, has roman pantile's & is on the exposed side of the house.

I've come across this stuff but was wondering if anybody has other suggestions?

I take it the lead flashing has just cracked from expansion + contraction over the last 25 yrs?

Much appreciated for any advice ;)

1. a pic would tell us far more about whats happening.
2. lead flashing has a max length of 1.5m, and then overlaps the next piece by 100mm.
3.Is your flashing in one continuous length?
4. "plaster" (lead seal) repairs are useless against the power of expansion.
5. is your flashing in two lengths/pieces: one vertical "on the wall" and the other piece on the slope of the tile?

If the flashings been put in one length it will split with movement.
Fit some new pieces over the splits, with minimum 150mm lap either side of splits.

An alternative is to cut some strips of flash band and stick it over the cracks. Wait till the warmer weather and prime it first, put the flash band on the radiator to warm it up first.

Thanks for replies all, much appreciated. Apologies tim00 but don't know how to upload photo's.

I am hoping to extend the house in 4-5 yrs + am of a mind to fully repair / replace the lead flashing whilst I have the builders in.

So I'm gonna go with the DIY repair for now + keep an eye on it for a few years.

If I use the roofers mate sealant in between the cracks firstly

Next prime the area with this?

Then heat & apply the flashband over?

Hopefully it'll hold for a few years + I'll keep an eye on it.

Just had a quotation from a local roofer, reputable + been around for awhile.

Replace the 5.5m length of lead, so take off old lead + replace with 1.5m lengths + once in seal with roofers mate (not re-mortar as roofers mate is flexible) @ £250......sound reasonable?

I then got a price for dry verge's to gable end of my semi, but also on either side of the lean to roof over my garage (approx 2m in depth on plan). He's saying he'll need to put a scaffold up to access the large gable end & is gonna lift the end tiles, extend the lats + fix the dry verge tiles.

Inc the flashing work + all the dry verge works (inc scaffold) at £700.......again sound reasonable?
