Just wanted to say a belated thank you to Gaz and everyone else - BG came along, it was exactly the problem you outlined, they fixed it, my buyer will be happy and have a nice warm flat as of Friday!

Downside is I may now not be moving to new house with its new Performa boiler (in Twickenham since you asked) as vendors have given me massive runaround about a dodgy chimney breast and I may pull out rather than do the work myself. Why is nothing ever simple?

Well he should have moved today!

Bit of an anti climax expecting to move to Twickers and then not within 24 hrs. We assume he is holed up in some luxury hotel for the time being!

Twickers is probably the overlap area where Chris and I would both go if it was anything interesting!
