Hi all,

Hope it's OK to drop in here...

We moved in to our new house a few weeks ago and have discovered a leak in the roof - which drips during heavyish rain. Basically there's a big roof over the front of the house and a smaller roofer over the rear. In between there is a gully which looks like its has lead and felt. we understand the roof was renewed in 2005.

Where the roof comes down from the front of the house to meet with the gully there is a skylight - which it seems other houses have so not sure if its original feature or not.

We have had three people come and quote.

First was from an established roofing firm who poked his head out of the skylight and took some pics.

Second did the same

Third actually went out the skylight onto the roof, looked around and walked over the gully.

First guy wants £2500 to renew gully and fit a t pren expansion joint.

Second guy reckons its the moss and that its basically capillary action drawing the water up.

Third guy reckons its the skylight. He says its quite an old window and probably they didn't do the flashings round it when they did the roof.

I'm just confused... Does any one have any thoughts. It would be much appreciated.

Many thanks.

Michael.

Maybe if you can post some pics of both the area where you are getting water ingress and the corresponding area of roof.

Is the lead valley shot?

First thing you should do is clear all the rotten vegetation from the rainwater channels and behind the skylight.

Thanks for all the help guys.

We're having the skylight replaced next week - I'll let you know!

In case anyone was watching and wondering.

They skylight has been in for about two weeks. We've had a bit of rain and so far so good!
