Three upstairs windows do the above when it rains. They are not next to each other and are in both the old and new part of my house.

I have been out and looked at the guttering, roof above etc. No sign of any issues anywhere. As you can see there are tide lines and it is destroying the plaster. None of the windows have condensation in them.

So what on earth could it be? I have read about drainage holes but cannot see anything on the windows that could be drainage.

I'd have a very keen look at the sealant applied between the frame and the brickwork externally first - just to check there's no gaps or splits.
John :)

Sorry I forgot to say, the other day I sealed all around the outside of the frame where it meets the brick work to see if the issue lays in that area, with exterior sealant. It hasn't made a blind bit of difference. I have check guttering, I have been up in the loft (which is completely dry above where the windows are).

I'm stumped.

This is a common problem where on installation sealant hasn't been applied along and to the ends of the cill before the window sits on top !!! If there is no sealant the rain will drive in, make its way to the end of the cill and penetrate through. Make a little hole in the damp plaster so you can see the seal and pump some silicon in or try and do it from the outside.

This should solve it

No the rest of the window frame, cills, plaster around, joists in the roof above etc are all dry. It is all coming through the bottom corners on three windows.

I am thinking it must be where sealant was not used properly, if at all when they went in (I strongly suspect the previous owner chucked them in himself).
