hi guys - im going to get my old biasa 24 se boiler replaced with a condensing boiler ,as its about 20 years old and not very efficient..I live in a end terrace house...one side of the house is exposed to the elements as its the end terrace/gable end...i have had a single story extension approximately 40ft long which includes a kitchen, next to the kitchen is the bathroom and next to the bathroom is another room i call a study room, so basically an extension of approx 40ft from the end of the house...anyway i have a loft converted into a room, not very big but serves as a small bedroom, the house is well insulated, loft seems very hot in the summer and freezing in the winter..lol, has a radiator in there. All together i have 12 radiators which includes the towel rad in the batroom...I was thinking of the vaillant ecotec 831 plus or the 837...what do you guys suggest...which boiler will be ideal for my situation..? your replys will be appreciated..ta

You need to get an engineer round to do a standing pressure and flow rate test ( you cant get out what you havnt got going in) To see what kind of hot water performance you could expect and also use the website suggested to look at the heating requirements.

Although an engineer would carry out proper heat loss calculations to size your boiler correctly, carry out the water tests and discuss the best boiler to suit your property
