Ajsdoc. check your insurance policy regarding replacement lam / wood flooring when damaged.
I have wood flooring over a suspended floor but took the precaution of re-routeing pipes so as no joints under it at all. Run from installed manifolds in cupboards etc. Then lagged with water board thick lagging to prevent heat loss. All pipework is PB plastic and can be removed and replaced using a re-feeding method.
My only concern would be rats eating pipe or using lagging for nesting.
On upper floors if suspended floor, removing parts of the ceiling if anything occurs is an option and may be the lesser of two evils.
Again; do check your insurance to see if any damage caused by leaks are recoverable.
I have never replaced a lam / wood flooring without damage even though limited it never looks right, plus repair is usually not good as matching is a pita.
If you go for lam / wood flooring go for one that looks like individual planks easier to replace cutting along groove but still noticeable.
