Garage conversion, what plans do I need?

Hi,

We bought our house a few years ago which we've been doing up and have decided we want to knock through into our integral garage to make our front room bigger and have a downstairs loo.

I'm going to sort out the planning permission this week but want to know what plans I need to submit. Do I need a drawing of what the house looks like now and what it will look like from the front and drawings of the work we plan to do? Also do I need to give details on lintels etc?

Any advice greatly appreciated as I've never had to apply for planning permission before as any work we've done with this and previous houses has only been cosmetic such as new kitchens/bathrooms or plastering and decorating so nothing too complicated.

You don't normally need planning permission for a garage conversion

For b/regs, use the Building Notice route and then you don't need plans for that either

If you do need planning permission, then your particular council will detail what they need, as councils differ slightly
 
Thankyou for replying, I think you have just saved me loads of money!!

I've had a look on the local council website and it appears I don't need planning permission. I just assumed I would!

I will give them a call tomorrow and ask then follow up with an email to get it in writing.
 
If your house was built since the late 80's then there may be a condition requiring that the garage is kept as a garage.

Just ask the planners to check what conditions there are on the original planning permission, and ask them if permitted development rights have been removed

Cheers, it was built in 1979 and literally every other house on the estate has done the garage conversion so can't see there being a problem.
