We have some old Boulton & Paul timber 'Cottage' windows - see photo - that we'd like to replace in UPVC or timber, but cannot find a supplier who does the same format off the shelf, i.e., fixed bottom pains and single opening casement above.

Any suggestions, Essex area preferred...

The window looks in good condition. Is repair not an option? I face a similar dilemma of needing to replace one window out of many. I was thinking commissioning a carpenter might work if he could be given the old window as a sample.

When you say you 'cannot find a supplier' do you mean local window fitters/suppliers or the sheds or online? No upvc windows except those available from the sheds are really 'off the shelf' they're all made to measure.

This is the better one of 3, one of which has about a foot wide and inch deep rotten section at the base, and all have been repaired previously. The missus favours a bit of easy clean UPVC so exploring all options!

Of the one's we've found, they offer a range of openings but not with a casement that is hinged at the top, nor with single bars down the centre, top and bottom.

So to ask again, when you say you 'cannot find a supplier' do you mean local window fitters/suppliers or the sheds or online?

Rotted bit can be rebuilt if it is not load bearing. Timbabuild appears to be a good solution. All mine could be repaired with 2 part filler. The window leaf I need to replace because it was warped since new 30 years ago.

We've been looking locally and online for companies that do the style that we want with the opening that we want. Thus far, of the UPVC companies contacted it's 'here's our catalogue', sizes adjusted to suit but they don't step outside their current range. We can go to a timber window manufacturer and have fully bespoke, exactly what we want, for a price.

You may get slimmer profiles if you consider aluminium rather than pvc

all Pvc will have hinges on the sides , but still opening the same as you require . I am very surprised no one can offer what you are looking for. Is what I have attached what you are looking for? ( sorry its an iffy pic but photo'd straight off my pc and works drawing package .. photo'd to remove company name so as not to fall foul of advertising lol )

Will that arrangement comply with egress rules? - I suppose if it’s replacement they just have to be “no worse”?

Its best to keep images of each existing window if that’s the case

depends on location of the windows .. egress is only relevant on bedroom windows , or ' rooms within rooms '
