thanx for the replys just to top it all now the water tank has sprung a leak it has now been leakin for a while by the looks of the rotted wood the tank is standing on. this is gonna cost us a fair bit i think

the leaky washer pipe was from the washing machine n that was just split, lol everything else just escalated from there after we put the water back on. the boiler seems to be ok now just all the knocking n bubbleing with the heating
