1 story extension, What are BC after?

Imust admit ive always stumbled on this same section but if you read it carefully, there is a big difference. The first is asking why you consider the EXISTING use or buildings are lawful, not the proposals. Ie why is your current house legal? its a daft question really. The second...

    Juliette balconies

I dont understand your issue :?: You want a juliet balcony but your architect says the planners wont like it, yet there is a similar one along the road?

what size "I" beam for 2.7Mtr opening?

but its an existing opening, most likely with an existing lintol over it, which is being made wider to 2.7m. Surely its a simple case of removing the old lintol, propping and making opening new size and insert new lintol. Ta da! Catnic (or most other manufacturers) do lintols up to 4.8m...

Lawful development certificate is now a full application

yes but thats what im saying, unless someone actually comes out specifically to check that its beingbuilt in accordance with the approved 'planning' drawings, it would never get picked up. Building regs is checked al the way through as we know but planning doesnt seem to have any checks...

what size "I" beam for 2.7Mtr opening?

its got to be holding something up as i dont think its just fresh air above it? You may be able to use a lintol, rather than a beam but it depends what situation its in

    Single Skin Extension

Ideally, a cavity construction will get the most from thermal and sound properties. single skin is fine, but more difficult to meet the regs. Timber frame construction is just that, a single skin of SW framing with insulation either between the frame or externally and finished with either...

    Single Skin Extension

you can. As long as you meet thermal and sound regulations, which a single skin lined internally with appropriate insulation would achieve. Who said you couldnt?

Lawful development certificate is now a full application

I see your point. But... when would this have been picked up? Building regs is ok as more often than not an inspector makes site visits, but in terms of planning, does anyone ever actually come out and check? The vendors would have had a set of approved drawings / certs to hand over to...

There's a manhole in my garage - does this stop me extending

Ive just done the drawings for the exact same situation. Ive specified to leave the manhole in place, raise the hight to new floor level and fit a double sealed screw down cover. The trick is to use am 'inset' cover which is recessed so that the floor covering can be laid inside the cover...

what size "I" beam for 2.7Mtr opening?

isnt the main question "whats above the beam"? tell us whats holding up. Is it near the corner of a building? or in the middle of wall? wind loads may be affected. Its not simply a case of knocking a hole in and stcking a big beam in. Also... structural works need building regs

    Architect's fees

Sorry for raising an old post but it popped up while i was googling a similar subject. I must say that im shocked at some of the 'opinions' of the Architects that have posted in this tread but sorry to say, they are not unique as i have encountered the same outdated attitude while in...
