Building/Party wall regs for the thickness of a party wall

The legal angle would be to look at it as a statutory nuisance but as Tony says this is subjective.

    Building regulations for 'old work'

Depends if garage is detached. The 25% rule is a Part L requirement and only since the previous 2008ish revision and as the garage is an unheated space its unlikely to require any Part L compliance anyway. I certainly would not worry the buyer's solicitor about the garage roof.

    Building regulations for 'old work'

Ok, Firstly lets break this down into two catergories Planning and Building Regulations. So firstly did the porch need planning, surely it could be considered as maintenance and a photograph showing the old porch should put anyones mind at rest. Regarding the windows, theses also can be...

    wall removed- retrospective council regularisation

Tony - Estate Agent As per above, the main crux of the work is what has been put in above the opening and then boarded/plastered over. So there is no way of a visual inspection other then opening up the area to see whats in there unless there are some photos from when the work was done...

Does this mean the same as "PD rights removed" ?

Different, as you say it is a covenant, not part of the GPDO. This was commonplace on council estates. It is in theory still in place but who 'polices' it is anyones guess. I guess if you were to put up a shed no-one would bat an eyelid however if you wanted to build a house in the garden then...

    Bathroom noise above my bedroom

There are many ways of also sound insulating from below. As you suggest a false ceiling. I had a similar problem in my flat and put up battens, resillient bars, soundbloc plasterboard and with acoustic quilt in the voids. was really good and all in all was about 75mm thick.

Septic tank / sewage treatment planning and regs conformity

And environment agency as you mentioned, you need a consent to discharge (not sure why DOHdesign ommitted this one). Septic tanks are not really permitted now, they are packaged sewage treatment plants (PSTP) as per klargester or similar and normally require a power supply. You will need...

do i need planning to put sewage system in outbuilding

As per Tony, The building itself may not require planning permission but it sounds like the use of the building may? Have you got it in writing from the Local Authority to confirm they agree with you regarding this? The sewage work does not require planning but if it relates to a...

    section 52 ???????????

I have a feeling they are the legal agreements that used to be used. As far as I understand they are now issued as section 106 agreements. These relate to planning obligations such as financial contributions in relation to a permission/development.

    45degree rule appeal

As per Tony's comment - pointless pre-app strikes again. The 45 degree rule is probably from the Local Authority's Supplementary Planning Guidance for Householder Extensions (SPD) and this may not have been around a few years ago. The pre app advice is based on this but as you say, you have...

Building/Party wall regs for the thickness of a party wall

Read through Part E of the building regulations. As Tony is asking, the age of the the flat will dictate the regulation at the time it was built as Part E was significanlty 'upgraded' about 10 years ago. Ideally it would have two separate walls with an airspace between. See Part E on the...

Can anyone help re loft conversion question please.

    1. Yes, it is the total additional roofspace to the original dwellinghouse, so that would need to include the extension roof volume. 2. I believe that the hip to gable alteration on the extension would require planning permission.

    Height of outbuilding?

Max height under PD is 2.5 metres in the case of a building, enclosure or container within 2 metres of the boundary of the curtilage of the dwellinghouse

    Height of outbuilding?

Are you near a boundary, in which case its 2.5m

    planning permission for attic conversion

You are definitely getting crossed wires, as Tony says, Building Regulations is seperate to Planning/Certificate of Lawfulness. Perhaps look at the Planning Portal for clearer advice than the Local Authority website may provide.
