I Changed the whole thing. I found the cause of the ticking. The hot water thermostat was not held tightly against the hot water cylinder. The strap had worked its way loose. I tightened the strap and now things are working perfectly. Thanks for the reply though.

I have just replaced the motorised valve because it was stuck in the mid-way position and I have the following problems. 1. The valve ticks when hot water switched on a the controller 2. The hot water is just like warm even thought the pipe from the valve to the hot water cylinder gets hot...
