So, had a plumber check and another builder (i have some other work that needs doing before baby arrives) @conny - thanks - you've pretty much covered what the plumber said. The builder who was talking about freezing pipes.. sent a quote with T&Cs that fit two A4 pages.. and basically stated...

Hmm.. did mention i have no clue on this? was trying to show how all the pipes seem to connect to the one area. But leave it with me, lets see if i can get the plumber to check and see if he can spot what is going where.

Tried that it all joins together and flows into hole (just outside the sink in my pic), for toilet waste tested it and soil pipe ends up in the same hole (a bit like the attached) - can hear water coming down. Then the only place i can imagine it going is that manhole, but can't lift it myself...

@ Harry Bloomfield - think I'll ask the plumber that, but looks like all water from the house, including waste (can't see any other route out, but then i'm no expert)

no luck with proper pics - but the attached pic, image two of those coming from my house (looks like the water from the house routes into it) and the long middle one flowing down the street.

@Nige F - yes when he lifted it i could see two grooves (almost like pipe shapes) that looked like they routed the water from the main of the house. Which is why i thought it was okay. Its a very old terraced house and has had little work done on it for the past 50 years. @geraldthehamster -...

That’s the one Harry! Oh fun, If you can’t drain into the manhole then that’s a complete rethink. Attached pic. Amusingly.. all builders said that this was allowed and possible..!! I think I’ll just get a plumber, have one coming round tomorrow and hope for an honest answer.

Hi Gerald - think it’s a water grate? Has like a solid heavy grate over it that takes the water from the house. It’s not the type with a grill over it, that’s where the sink is and drains the pipes from the house. Sorry I’m no expert on this stuff, probably why I’m struggling with so many...

Hi Foxhole, thanks unfortunately theres a door out to the garden in between the sink and where the position of the washing machine would be. see updated pic attached.

Thanks for the response, Harry. The reason for the builder was due to other works being required (wanted to get one builder in to do all the work, but seems like even more hassle at the moment), i can see the benefit of just finding a plumber and then getting someone into skim the walls with...

So after so many different points of feedback from builders i'm confused.. and hoping that there is a solution to this that makes sense.. the work won't be done by us but eventually a builder.. I'm after utilising the utility room better (its an old one that's not been updated for over 40...
