Many thanks for your reply. I am aware that the garage needs some more work other than the floor! you shouldve seen the conservatory before we had it "fixed"! apparently the previous owner did the work, he was under the impression that he was a tradesman according to my neighbours!

Moved in to the house 3 years ago and we were told that there was some damage. I swept the sand out and was greeted with this. Any recommendations would be greatly appreciated. There was once a tree positioned outside the garage so i am thinking that it is root damage...the tree has been reduced...
