Get the highest flow rate you can and a turbo jet. If you buy a little cheap one then it will be like cutting the lawn with a razor blade, does the job but will take hours. Second hand steam cleaner would be a good buy :wink:

Floor up, and make sure the T&G isn't warped as well depending on how it was stacked. measure wher you need the underlay.

If you have a Crazy Macs near you they have a lot of insurance seconds in at the moment and you could save yourself a couple of grand

I've just doubled boarded a number of rooms in a shop I've just bought. The only problem with plaster is that when you come to the coving at the edge you lose the depth due to the artex. If you do plaster then PVA the ceiling in advance. Good luck
